Many know about the Home Intelligence Platform that allows home owners to control their home automation systems with their cell phones. Owners can view what is going on with their homes anywhere in the world. Integration with Lagotek’s new universal distribution device, the Lagotek HIP 25 makes it easy to distribute and access audio through home Ethernet.

CEO of Lagotek Eugene Luskin states, “The features offered by version 3.3 make Lagotek’s system one of the most advanced Home Automation solutions available today and its cell phone integration makes it stand out in the crowd. With its new functionality, Lagotek’s Home Intelligence Platform provides the best value for the money. From home to home, community to community, automation will be in every home in the near future.”

In the spirit of this Intelligence platform, I have a listing on 4530 Havenhurst Ave. that is installing this system.  The home is currently under construction and scheduled for completion in June 2010. With 6,500 sq ft main house, 3 car garage, gym, sports court and pool house, this place has it all. To find out more details, email me here.

Protect Yourself from Burglary

The most common threat to our home is burglaryburglar prevention

By: Ron Viola

Share/Bookmark

According to the FBI, a burglary occurs somewhere in the United States every 15.4 seconds. By definition, the crime of burglary is a non-confrontational property crime that occurs when we are not at home. However, becoming a burglary victim can leave a family feeling vulnerable and violated. To avoid becoming a burglary victim, it is important to first gain an understanding of who commits them and why.

Here are some tips to follow to protect yourself from burglary.

Be a good neighbor

  • Get to know all your adjacent neighbors
  • Invite them into your home and establish trust
  • Agree to watch out for each other’s home
  • While on vacation – pick up newspapers, and flyers
  • Offer to occasionally park your car in their driveway

Lighting

  • Use interior light timers to establish a pattern of occupancy
  • Exterior lighting should allow 100- feet of visibility
  • Use good lighting along the pathway and at your door
  • Use light timers or photo-cells to turn on/off lights automatically
  • Use infra-red motion sensor lights on the rear of single family homes

Items left in vehicles:

  • Make sure you have not left anything of value in your vehicle that would make it a target. Do not leave iPods, cell phones, GPS devices, etc in plain sight.

Outdoor lighting:

  • Most of the houses are equipped with lights that turn on automatically when it gets dark. A number of residents have not replaced burned out bulbs thus creating dark areas on their property. If you are concerned about energy usage, purchase the coiled fluorescent bulbs which use less energy and last a long time. Keeping the lights on should help deter criminal activity.

5 Places to People Watch in Los Angeles, Al Fresco!

By: Deena Nissley

Share/Bookmark

Sometimes being confined to four walls can be very limiting.  Think of all the things you can’t do.  Your clever comment on the weather goes generally unnoticed, people watching is restricted to whomever sits next to you or whoever is on their way to the restroom, and you definitely can’t even think about smoking.  (Although, I think that’s nearly true of the entire county of Los Angeles at this point.)  Dining al fresco is the city-lover’s version of enjoying the great outdoors – service, delicious food, and no dangerous rustling in the nearby bushes.   In a city like LA, we don’t have the sort of outdoor dining experience that other, more walking-centric cities do.  We’ve developed our own version of dining in the elements.  Here’s the list of LA’s haute 5 outdoor seating options – bring your sunscreen.

Little Next Door

The sweet, charming, casual sister to the Little Door, Little Next Door is a Francophile’s dream.  Run by wait staff dressed in what a Parisian sailor might wear on the weekends and with a courtyard of coveted outdoor tables, Little Next Door easily assumed the position of, if I may be so bold, the new Toast.  Claim your street-side table in the morning for Brioche French Toast or a French Ham Eggs Benedict or find a place outside at lunch for a French Onion Soup and a Croque Monsieur – tres chic.  The clientele that frequents this sapphire blue and wrought iron courtyard are just as chic as you’d imagine, making for great people watching.  (Almost everyone here speaks French, though. So watch what you say.) Little Next Door is located at 8142 W 3rd St in Los Angeles (323) 951-1010

Ford’s Filling Station

On a Thursday night (or a Wednesday, your preference), set your sights on Culver City.  Chef Ben Ford’s cool, industrial, welcoming Ford’s Filling Station is your destination and one of their outdoor tables along the curb has got your name on it.  Perhaps you start with a glass of Prosecco as you and your dining partner comment on the warm breeze passing through.  You’ll start to wonder who invented those damn roofs and why.  Try some of their charcuterie and definitely spring for a Pub Burger if you’ve got an appetite.  Like the ambiance, the menu is a sophisticated version of what you’d expect from a pub or tavern.  Delicious, comforting, and oh, look at that guy walking by.  Ford’s Filing Station is located at 9531 Culver Blvd in Culver City (310) 202-1470

Café Figaro

If people watching on home court for you means doing so in Silver Lake, you’re undoubtedly familiar with the joys of checking out fellow diners and hungry passersby at Café Figaro.  This traditional French bistro has a certain eastside individualism to it.  It’s chic without being stuffy; its in LA’s most concentrated hipster zone yet maintains a regular non-skinny-jean crowd.  The people are beautiful, the décor is distinctly that of an outdoor Parisian café, and the food consistently impresses.  Going for brunch is particularly fun.  Order up an Oeufs Poches served with Asparagus and Parmesan, a Pain Perdu, or simply a Cappuccino, Croissaint, and a side of conversation-starting-outfits that parade in and out of the café. Café Figaro is located at 1802 N. Vermont Ave in Los Angeles (323) 662-1587

The Foundry on Melrose

The Foundry ambitiously employs both kinds of al fresco dining for the pleasure of all kinds of discerning Angelenos.  Sit in the front, just by the bar and simultaneously the street – listen to the live jazz musicians, order another Debutante (Chambord, champagne, raspberries, and lemonade), and realize that your biggest problem is deciding between taking a run or going to yoga tomorrow.  On the other hand, score yourself a date and chef Eric Greenspan will take very good care of you in the back courtyard.  Under star-like lights strategically placed amongst the olive trees that hang just low enough to make each table feel particularly intimate, order a Duck Breast, the Caramelized Scallops and yes, please to another bottle of that Russian River Valley red. The Foundry on Melrose is located at 7465 Melrose Ave in Los Angeles (323) 651-0915

Geoffrey’s Malibu

For the rare few who find dining along the ocean, listening to waves, and smelling the salty sea air to be a heavenly prospect, whoever you are, Goeffrey’s Malibu is the classic answer to your quest.  As you sit on the glass terrace with a chilled glass of Rose in your hand, the memory of cursing at traffic on the PCH will quickly fade.  It is Los Angeles’ most sophisticated oceanside dining experience with a menu that includes a Lobster Cobb Salad, a Kobe Burger, and Seafood Paella for lunch or Chilean Sea Bass, Basa Sole, and Filet Mignon for dinner.  Eating here will transport you to another place where dining along the beach is part of the laissez-faire lifestyle – south of France, perhaps? The modern setting and markedly Angeleno crowd remind you that this is indeed Southern California.  With a view that beautiful (and food that good), who cares where you are? Geoffrey’s Malibu is located at 27400 Pacific Coast Highway in Malibu (310) 457-1519

Tax Breaks for Home Buyers and Green Tech Companies

By: Tina Sterntax credits

As many of us were concerned that the federal tax credit for first time home buyers would expire at the end of April, here’s some encouraging news for home buyers and green technology companies. After weeks of bickering over how to cut the deficit-ridden budget, Gov. Arnold Schwarzenegger and lawmakers agreed today to give new tax breaks to home buyers and green-technology companies.

Taking effect on May 1, the linchpin of the legislation is the tax credit of up to $10,000 for first-time home buyers and those purchasing newly built homes. For listings in your area visit Sotheby’s Listings.

I will post again when all the details of the program are made available.

Simplifying Real Estate

Albert Einstein has two great quotes that exemplify my thinking about real estate:

“Everything should be made as simple as possible, but not simpler” and “we can’t solve problems by using the same kind of thinking we used when we created them.”

So, how does that apply to real estate?  Simple!  Selling one’s home, or buying a new home should be a simple, enjoyable experience.  I make it as simple as possible for my sellers and my buyers.  I have a philosophy that says we do what we need to do to get the job done without creating chaos, conflict or confusion.  Complex contracts can be reduced to simple explanations.  Difficult negotiations can be synthesized to key issues to break barriers.

I use new marketing ideas, new approaches for sellers and buyers and new concepts in dealing with people from an ethical position to get the best deal for my clients.  I believe that by working as a team to get the job done, everyone benefits.  I love my clients and work extremely hard for them.  Are you looking for a Realtor who shares your goals, listens to, and more importantly, understands your visions?  Call me and let’s talk about how my strategies can compliment your goals.

“It is not because things are difficult that we do not dare, it is because we do not dare that they are difficult”.  That particularly applies to real estate.  This can be a daunting market and the rules, the strategies and the nuances can be particularly confusing.  So, the choice of a realtor is one of the most important decision one will make in finding representation for themselves.  That choice will make the difference between difficult and manageable, between daunting and reassuring.  What’s happening in the market today?

Well, in Studio City, Sherman Oaks, Encino, Tarzana and Woodland Hills, the market is mixed.  Some areas are experiencing a large number of sales.  Prices are mixed, but it seems we are bouncing off a bottom.  We go up a bit and down a bit, but overall, inventory is still somewhat low.  Short sales and bank owned homes may be dragging the market down a bit again, but that’s specific to certain areas.  Get in touch to find out the specifics of what’s happening in your neighborhood…that’s the most important information to most of us!

One of my Senior divers, Schuyler Moore, bested 9 other divers to win the Rio Mesa Diving Invitational at Rio Mesa High School, Oxnard, CA. this past Saturday (March 13th).  Schuyler scored a pool record total of 519 points for the 11 dive contest outscoring Casey Rakauskas, Calabasas High by over 100 points, who placed second with a score of 413 points, and Montana Monahan of El Camino Real High with 367 points.  Schuyler’s victory automatically qualifies her for the C.I.F southern section championships to be held in May and also makes her eligible for All American honors.  She trains with Tom Stebbins and the Bruin dive club and will be attending Harvard in the fall.

Great job Schuyler!

Winning Time: Reggie Miller vs.The New York Knicks

By: Katrina McNeal

Last Thursday night I had the privilege of attending a private screening of a documentary that got a lot of buzz at Sundance this year: “Winning Time: Reggie Miller vs. The New York Knicks.” If you are over the age of 20 and an avid basketball fan (as I am), this is a must-see film, even if – no, especially if you are a New York Knickerbocker fan. Peabody Award-winning director Dan Klores nailed it again with this one. Not only a recap of one of the greatest rivalries in basketball history, Knicks vs. Pacers – especially in ‘95 and Reggie Miller vs. John Starks, or the greatest court side rivalry in player/fan history, Reggie vs. Spike Lee, or perhaps the greatest sibling rivalry of all time between sister and basketball Hall-of-Famer Cheryl and Reggie Miller – this film has it all and definitively highlights the ability and prowess of one of the game’s greatest players and (in my opinion) the all-time greatest clutch three-point shooter in NBA history. If for nothing else, see this film for a peek back at the game-ender of game one in the Garden, when Reggie makes (yet another) incredible three-point shot, then, on the very next possession, steals the ball as it is in-bounded and steps back and makes another three-pointer to tie the game. The rest is history. On second thought, that shot is probably already permanently etched in your mind.
